Planning and Research
Arguably the most important module in the entire course, this is where I’ll walk you through the fundamental decisions you need to make before embarking on your investing journey. The decisions you make here will streamline the work you do throughout the complete process, teaching you the importance of efficiency and professionalism. Learn the crucial steps of how to identify potential markets to invest in and obtain listings of properties for sale in your specific market.
Making An Offer
Learn the most important part of making an offer, starting with the eye-opening fact: your realtor will do all the work for you! You’ll uncover the main elements of an offer, things to look out for when preparing your own and what comes after your offer is accepted.
Assessing Property Risk
This is the first in the Due Diligence series. The most important piece is understanding how to assess property risk. It’s vital to determine as soon as possible whether there are any issues with the property you are looking to purchase so that you can put a plan into place to mitigate the problems or when to simply walk away.
Assessing Market Risk
The second module in the Due Diligence series builds on the work in the previous lessons. We’ll analyze the market from a micro perspective, looking specifically at the property you have under contact. We’ll compare your property’s performance in terms of average vacancies and current rental charges, to comparable properties in your market. The goal here is to determine if there are any discrepancies that need to be addressed or if there is an opportunity to increase the value of the property through rental rates.
Assessing Valuation Risk
Get ready for the most content intensive module of the Due Diligence series. It’s time to start number crunching to determine the value of a property using vendor data and market research to see if it’s inline with comparable properties currently in the market. We’ll review the main valuation approaches, the concept of cap rates and other key financial indicators. Your end game is to determine the type of financing you will be eligible to obtain.
Assessing Investor/Borrower Risk
The last module in the Due Diligence series will teach you what’s required from the investor/borrower to qualify for financing and getting your ducks in a row. We’ll explore: competency, capacity, personal net worth, personal guarantees and various legal ownership structures.
Financing Your Deal
In this module you’ll be taught to analyze the two sources of financing available to investors: conventional and CMHC-insured financing. I’ll discuss the pros and the cons of each, their respective roles and their impact on profit. You’ll learn to evaluate different financing strategies and the various circumstances in which they can be applied using real case studies. This is where all your hard work in the program gets rewarded. You’ll have created a winning financing application that lenders and CMHC will love.
