It’s time to start number crunching to determine the value of a property using vendor data and market research to see if it’s inline with comparable properties currently in the market. We’ll review the main valuation approaches, the concept of cap rates and other key financial indicators. Your end game is to determine the type of financing you will be eligible to obtain.
Assessing Investor/Borrower Risk
The last module in the Due Diligence series will teach you what’s required from the investor/borrower to qualify for financing and getting your ducks in a row. We’ll explore: competency, capacity, personal net worth, personal guarantees and various legal ownership structures.
Financing Your Deal
In this module you’ll be taught to analyze the two sources of financing available to investors: conventional and CMHC-insured financing. I’ll discuss the pros and the cons of each, their respective roles and their impact on profit.
