I’m Pierre-Paul Turgeon
I’m a licensed mortgage broker specializing in commercial multifamily and construction financing. I'm also a full-time multifamily investor with a portfolio valued at more than $24M and a former Canada Mortgage and Housing Corporation (CMHC) multifamily underwriter.
As a multifamily underwriter at CMHC, my job was to analyze and underwrite the risks pertaining to apartment buildings in three provinces and two territories so that CMHC could insure the banks’ loans. I’ve underwritten deals of all sizes and different market conditions. From small and large investors such as Real Estate Investment Trusts (REITs), I observed first-hand the strategies they used to make a profit and have successful investments.
Before becoming a multifamily underwriter, I managed a small department in a CMHC regional office called ‘default Management and Real Estate (DMRE).’ Part of my job was reviewing arrears reports sent to me by banks whose loans CMHC had insured and working with lenders to mitigate potential claims on CMHC’s insurance fund. Accordingly, I also have a very good understanding of what can cause multifamily investments to fail.
By the way, I’m going to let you in on a secret regarding multifamily properties which, while I was at CMHC’s employment, I would not have been allowed to share with you:
Multifamily properties very rarely ever DEFAULT!
Even to this day, and during recessions and tough economic times such as the COVID pandemic, apartment buildings as an asset class have always been historically known to be resilient and counter-cyclical as an asset class; that is when the going gets tough; multifamily properties continue to perform.
That’s why banks love to lend money for apartment buildings; they’re a low-risk asset class.
It’s fair to say during my days at CMHC, I learned the highest standards in the lending industry. The breadth of knowledge, experience, and perspective I have acquired in multifamily investing in Canada is unprecedented!
